We are seeking a motivated, outgoing, and team-oriented Project Manager to oversee, lead, and coordinate on-site projects and staff for our Alaska projects. This role ensures the timely, budget-conscious completion of work while maintaining the highest standards of quality.  The Project Manager will work under the guidance of the Operations Manager and Owner/Manager of AMES1, LLC, leveraging the collective expertise of the team. We prioritize a collaborative environment, where teamwork, respect, and ethics drive the successful execution of every project.

Qualifications

  • 8+ years of experience as a Project Manager required on projects $15-20M or greater and with the Army Corps of Engineers, and/or DOD.
  • 5-10+ years in vertical construction experience.
  • Strong experience with and ability to manage the Army Corp of Engineers RMS.
  • Strong computer, written and oral communication skills.
  • Solid leadership skills and proven ability to motivate team.
  • Experience and skills with MS Office Suite.
  • High level of ethics, integrity and accountability.
  • Must be able to manage multiple projects at once.
  • Must be willing to work at project site.

Duties

The Project Manager essential function is to manage the daily details of the project, including purchases, subcontracting, changes and coordination of office and field activities during the construction period. Specifically:

1. Study and understand the contract documents, plans and specifications of each project before construction commences.

2. Purchase major materials and let subcontractors for work awarded at the most competitive price early enough to ensure timely delivery of materials and performance of subcontracts.

3. Prepare at various stages and update as necessary the job progress schedule in coordination with the Job Superintendent and construction team. Must have knowledge of CPM Scheduling and Primavera, being utilized on all projects in scheduling.

4. Coordinate material deliveries and subcontract work in accordance with progress schedule and adjust as necessary due to changes.

5. Resolve, or assist the construction team in solving, design and detail problems with owners, design agents, suppliers, and subcontractors.

6. Attend pre-construction and job meetings.

7. Analyze job cost reports to determine recommended action on overruns.

8. In conjunction with the site team, prepare monthly pay apps and submit in a timely manner.

9. Oversee the submittal process, ensure that details and submittals are received, submitted, corrected, approved and returned to the government and subcontractors to assure delivery of materials and equipment to support progress schedules.

10. Assist and cooperate with the site team in maintaining good subcontractor relations and activities, as well as other areas requiring coordination between field and office.

11. Estimate and submit timely change order proposals to the government. Prepare and execute change orders between the company and architect and subcontractors.

12. Maintain and manage the job schedule at all times.

13. Monitor the maintenance of as-built drawings by the Job Superintendent as required on projects. Assure maintenance of a permanent record set, or that "as-built" information is transferred to permanent record set.

Physical Requirements:

  • Must be able to maneuver around at various construction sites which may include climbing ladders, walking on roofs, and walking on uneven and/or slippery terrain.
  • May require long periods of sitting, standing, and/or and working on computer.
  • May require some travel- both by flying or driving.
  • Must be able to visually inspect work projects at project sites and compare to specifications.
  • Must be able to work onsite.
  • May require working in extreme weather - heat, cold, etc.
